To help buyers, sellers and investors better understand the market, Bali Home Immo has created this 2026 Bukit Peninsula Land Price Map, showing estimated average leasehold land prices by area.
These prices are intended as a general market guide for medium-sized plots, typically between 5 and 10 are, and should not be considered formal valuations. Actual market prices can vary significantly depending on several important factors explained below.
Average Land Prices in Uluwatu & Bukit

What Can Increase the Price of Land in Bali?
1. Smaller Plot Size
Smaller plots often trade at a higher price per are than larger plots in the same location.
For example, a small 1–2 are plot in a prime area such as Bingin or Uluwatu can sometimes command a premium of approximately 10–20% per are compared with larger 5–10 are plots nearby.
This is mainly because smaller plots are more accessible to private buyers and small villa developers.
2. Ocean View

3. Walking Distance to the Beach
Walking distance to the beach is one of the strongest value drivers in areas such as Bingin, Padang Padang, Balangan, Nyang Nyang, Melasti and Pandawa.
Land located close to beaches, restaurants and lifestyle attractions is often more desirable for both private use and short-term rental investment.
4. Cliff-Front or Beachfront Position
Beachfront and cliff-front plots are in a category of their own.
These rare properties are among the most sought-after assets in Bali and typically trade well above the average market price.
In prime Bukit locations, cliff-front or beachfront land is generally expected to exceed IDR 50 million per are per year, and can be significantly higher depending on the exact location and development potential.
5. Zoning
Zoning is one of the most important factors affecting land value in Bali.
Land located in tourism-friendly zoning, often referred to as pink zone, is generally more attractive for hospitality and short-term rental projects.
Residential or yellow-zone land may still be suitable for private villas or residential projects, but can sometimes be less attractive for investors focused on tourism-related development.

6. Access and Infrastructure
Road access, electricity, water supply, drainage and internet availability can all significantly impact land value.
Even in prime locations, difficult access or expensive infrastructure requirements may reduce buyer interest and development potential.
7. Land Shape and Topography
Flat and rectangular plots are generally easier and cheaper to develop.
Steep land, irregular shapes, unstable terrain or complicated boundaries can increase construction costs and reduce overall market value.
Why Are Green Zones Marked in Black?
On this map, green zones are shown in black because Bali Home Immo generally does not recommend purchasing land in these areas for villa development.
Green-zone land is intended for agriculture, conservation or protected use, and obtaining building permits for residential or commercial projects can be difficult or impossible depending on the exact regulations and location.
While green-zone land may appear cheaper, buyers should understand that lower pricing can also reflect significantly higher legal and development risks.
